Water on passenger floorboard not evaporator

Hi Guys,

 

I just picked up an 08 limited with 110k miles. The owner was a cop so immediate trust was assumed. He had all the maintenance records and had the evaporator done in 2020 and rebuilt the suspension. He said that the only problem was water on the passenger floorboard and sent me a video of caulking a box under the dash from the engine bay. 

 

When I looked at it I noticed that the antifreeze was low. He said that he didn't know anything about it. I got it for a decent deal and am not afraid to work on my vehicles. The floor is damp and it doesnt feel like antifreeze but i think that he just cleaned the carpet. There is a faint smell of antifreeze. The AC drains just fine.

 

How can I be assured that the heater core is the issue? I'm pretty sure that he knew that this is the issue and it's probably thousands to replace it. He said that it took the shop 3 days to do his evaporator, and from a quick search, it looks like it requires the same amount of work. 

 

Is the Haynes manual the go to for workflow?
